74 Storeys, ₹2800 Crore GDV: YM Infra, Ashwin Sheth Group Expand South Mumbai Portfolio

Mumbai, 19 January 2026 ( TGN ): YM Infra, in strategic association with Ashwin Sheth Group, today announced the launch of One Marina, a 74-storey luxury residential development in Marine Lines, South Mumbai. Spanning approximately 1.5 million sq. ft. of total development area and with an estimated Gross Development Value (GDV) of ₹2800crore, this iconic project is poised to be the tallest residential tower in its immediate micro-market and a significant addition to the luxury premium SoBo housing demand in the island city. With limited large-format launches in South Mumbai over recent years, the scale and vertical ambition of One Marina mark a notable shift in the area’s development trajectory. The project will comprise residences across 2, 3, 4 Bed configurations along with Duplex & Penthouses, with indicative ticket sizes ranging from ₹7 crore to ₹45 crore. Designed with a low-density layout of approximately six residences per floor, the tower emphasises exclusivity and privacy while maximising efficiency in vertical circulation. A defining design decision ensures that every apartment is oriented towards the Arabian Sea (95%). Positioned at 131 feet above sea level, the first habitable floor enhances privacy and unlocks expansive, uninterrupted sea views from every residence, reinforcing the project’s premium positioning. Inspired by NewYork’s Billionaire’s Row, the luxury amenities occupy the 69th & 70th floors.

The global experts Kvant Lasers have been formally engaged to enhance and elevate the architectural illumination of the skyscraper. The tower introduces a contemporary award-winning vertical profile along Mumbai’s waterfront. The fully glazed façade integrates high-performance energy glass to enhance thermal efficiency while preserving panoramic views. The tower is planned with ample parking spaces 722 distributed across eight podium levels and two basement levels, addressing a critical infrastructure requirement in South Mumbai’s dense urban fabric. The development strategy reflects a growth investment building long-term asset value.
